Yes. Aastha is laid out as a Non-Agricultural (NA) plotted development. The order & documentation are part of the buyer kit shared during site visit. We strongly recommend personally verifying the latest 7/12 extract, NA order and architect's sanctioned plan before booking.
What approvals are in place at the time of launch? +
The architect's plotting layout (T.I.L.R) is in place. Statutory approvals (Collector NA, Talathi mutation entries, Town Planning sanction) and MahaRERA registration where applicable are progressed in parallel and shared transparently with each interested buyer.
When can I start construction on my plot? +
Construction can be initiated after final possession is handed over and the buyer obtains the appropriate building permissions on their plot. Aastha's gated infrastructure (roads, lighting, gutters, fencing) is delivered to plot edge so construction starts smoothly.
Are home/plot loans available? +
Yes. Most leading public-sector and private banks finance NA-converted plotted layouts with clear title. We will share the pre-approved bank list during your enquiry call. Final loan eligibility is determined by the bank based on individual profile.
What is the typical payment plan? +
Aastha uses a milestone-linked payment schedule — with a booking amount, agreement-stage payment and milestone-linked instalments tied to layout-level infrastructure progress (roads, gutters, lighting, fencing). The full schedule is shared in writing along with the price sheet.
What is included in the plot price? +
The plot price includes the NA-converted land parcel, share in the gated layout's common infrastructure (RCC roads, RCC gutters, street lighting, outer fencing, boundary), and applicable layout-level approvals. GST, registration, stamp duty and individual building-construction costs are over and above the plot price.
